Made for what matters: the design philosophy behind Peninsula View

We spoke with the project’s lead architect, James Kelly from ClarkeHopkinsClarke, to understand the philosophy behind the design, and what makes this community quietly exceptional.

A site with a story to tell

Long before the first villa took shape, the design team considered the original plot, a hobby-farm-style lot with views over Western Port Bay and saw potential.

“The heart of our design was about creating a sense of community,” says Kelly. “We centred the village around two main avenues – a central spine that connects each section of the development, bringing together shared spaces such as the landscaped gardens, resistance pool and community café.”

Following the natural contours of the land, villas are set across level tiers throughout the village, enabling residents to connect easily into the community via stepped pathways or convenient access ramps.

By the hills, by the sea

Peninsula View sits at a meeting point – within an hour of Melbourne to stay connected to family and the cultural call of the city, but with the unmistakable feel of the Mornington Peninsula close by.

The village’s architectural design reflects this blend of coastal charm and urban sophistication, or as Kelly puts it, a “by the sea, by the hills” philosophy that encompasses both the home interiors and the village masterplan.

“The villas merge a contemporary architectural style with coastal materiality,” says Kelly. “It’s a nod to the coast, without borrowing from it too literally.”

That approach carries through to select homes within the village, with spectacular vistas that look back towards Western Port Bay.

The comfort is in the details

Step inside one of Peninsula View’s new villas and you’ll be welcomed by calming, neutral interiors, generous proportions and open-plan spaces that leave room to make the home your own.

Generous, light-filled living spaces designed for easy, everyday use.

But it’s the subtleties you don’t immediately notice that make the biggest difference. Door handles that feel satisfying and comfortable to grasp. Generous, light-filled corridors that are wider than usual. Level thresholds for a step-free flow between indoor and outdoor spaces, and no stairs within the home – just some of the features that support everyday ease, as well as changing mobility and care needs well into the future.

The floorplan follows the same logic, designed to support the natural rhythms of everyday life.

“We wanted the layouts to be free-flowing and promote effortless living,” says Kelly. “For example, the master bedroom features integrated wardrobes that connect to the ensuite, allowing an effortless sequence of movement.”

It’s this attention to detail, from the layout to the smallest fixture, that responds to how people actually live day to day. “It’s design you feel, rather than notice,” says Kelly.

Clever storage solutions

The same is true of storage. Downsizing is as much about what you choose to keep as what you leave behind, and Kelly says that’s how his team has approached storage design.

“Each space has been designed for everyday functional use, so that items that may have previously lived in the spare room now have their own designated spot,” says Kelly. “Perfectly sized mop and broom cupboards, linen spaces, a home for your towels all within easy reach of where they’re needed.”

Bedroom wardrobes are generously sized, every villa has its own garage, and some apartments include a sunken outdoor courtyard for additional storage.

Materials made to last

Externally, materials were chosen to be as hard-wearing as they are handsome. Warm, timber-look elements, light sand-toned brickwork, weatherboard and metal cladding evoke the subtle coastal influence Kelly and his team envisioned.

Inside, a balanced, neutral palette continues the conversation, with reconstituted benchtops, warm bathroom tiles and timber-laminate finishes.

“We chose materials that are both pleasing to the eye and able to stand the test of time,” says Kelly.

Quality materials also mean a home that’s economical to heat, cool and maintain, with high-efficiency appliances, tapware and fittings that reduce energy and water use.

“It can make a big difference, especially for those moving from an older, larger family home,” says Kelly.
